Empire Realty Group, LLC is a multi-faceted, full service commercial real estate development and advisory company based in Los Angeles, California.

Founded by Linnard Lane in 1995, Empire develops shopping centers and specialty retail projects for affiliated partnerships and its own portfolio; it provides retailers with exceptional multi unit store roll out services throughout California and the western United States; and provides development and asset management advisory services to property owners. Our clients include some of the most respected and recognizable retailers, private investors, and landowners in the country as well as selected city redevelopment agencies.

Mr. Lane has been continuously involved in shopping center, specialty and freestanding retail development since 1981 and has produced numerous award winning and highly successful developments during his career. He is a member of the International Council of Shopping Centers and has been a guest lecturer at USC’s Lusk graduate school for real estate.

Empire acts as a “Merchant Developer” that concentrates on the acquisition, development and re-development of properties in high-growth sub-markets on behalf of retailers and for our own portfolio. As a fully integrated company, we manage and perform the entire development and investment process from concept to sale with expertise in all phases of the ground up development cycle including acquisitions, leasing, design, construction, entitlements, budgeting, financing, sales, new partnership formations, property management, rehabilitation and repositioning.
We possess the experience of local market knowledge on a statewide basis and leverage that knowledge with strong tenant, broker, and 3rd party consultant relationships that have resulted in dozens of successful developments. Some of our projects have received design awards such as in the cities of Stockton and San Leandro, California for best adaptive re-use and design.


Empire believes retail is both a science and an art form and we take an entrepreneurial and holistic approach to store growth and brand development. We feel real estate acts as the stage upon which the most successful retailers deliver the “retail experience” to the customer.  It is that experience that builds brand loyalty and growth.

Empire integrates its development expertise and resources with our retailer’s real estate department in all aspects of new store development and new store roll out programs. Our role is to help our retailers extend that loyalty and grow its brand in the locations that best suit them with turn-key real estate solutions to new store generation.  Whether it involves a ground up build to suit scenario or tenant improvements within an existing building or shopping center, Empire has the ability and experience to deliver a single store or a campaign of 20 or more at the same time. Our services include market analysis and strategy, location and site selection, acquisitions and lease negotiations, budgeting and administration, entitlements, and design and construction management to turnover, all with our retailers business goals and long-term thinking in mind.
